Sometimes Value Isn’t Enough

I’ve had a number of conversations this week with colleagues and clients about what is happening in the Turks and Caicos real estate market, what has changed, and what the market is likely to respond positively to in the future.

One of the more interesting themes to come out of those conversations was the difference between value and desire.

We spend a lot of time in real estate talking about value. Is a property priced correctly? What is the price per square foot? How does it compare to recent sales? What would it cost to replicate?

All of those things matter. But sometimes value simply isn’t enough.

A property can be priced correctly, beautifully finished and built with great materials. On paper, it can make complete sense. But if it isn’t somewhere people actually want to be, or doesn’t offer something that creates an emotional reason to own it, buyers are not necessarily going to buy it.

That distinction becomes particularly important with new development.

The question for a developer cannot simply be, “Can we build this and sell it at this price?” It also has to be, “Why will somebody want to own this?”

Maybe it is the location, an extraordinary view, direct beach frontage, boating access, privacy, architecture, amenities or simply a lifestyle buyers immediately understand.

Whatever it is, there has to be a reason to want it.

That is increasingly important in Turks and Caicos, where buyers have more choices. Someone considering a multimillion-dollar property here isn’t just comparing one development against another. They may also be comparing Turks and Caicos against other destinations, or deciding whether they need another home at all.

There is a danger in assuming that because something can be built, it should be built. There is an equal danger in assuming that because something represents good value, the market will automatically respond.

Value helps a buyer justify the decision. Desire is what makes them take it.

As we look at the next generation of development in Turks and Caicos, I think understanding that difference is going to matter more than ever.
